**Cancellation policy**
Payments are due 24 hours prior to the appointment.  We have a 2 hour cancellation policy. If you miss your appointment, or cancel with less than 2 hours notice, you will be charged the full price of your appointment. Early morning appointments and late evening appointment can be arranged.  Please specify the details on the note when making your booking. 

Letting Ahead

We will compare the condition of the property at the end of the tenancy to the Inventory Report.  Meter readings are taken and a detailed paperless report with any change will be provided.  Prices start at £75+VAT

Do you have a property that is not constantly occupied.  This could be your second home, holiday house, property due to be let / sold, probate property, etc . We can check your property to ensure it's safe and secure and no squatters are in occupancy.  Prices start from £35+VAT

Empty house check

We can assist you during the Sales and Letting of your property by accompanying viewers, contractors, surveyors etc.   Prices start from £15.00 +VAT  per hour

Accompanied Viewings

A key holder and management of keys. We use a tracking fob system to manage your keys and keep this secure in a safe. Prices start from £5.00+VAT per property key per month.

Key Holding

The Inventory and Check - in, if booked together will be done on the same day at a discounted price.  Prices start from £95+VAT

Inventory and Check In

We meet tenant(s) at the property and carry out a 'Right to Rent' Check and hand over the keys. The condition of the property will also be certified at this stage to ensure an up-to-date record is kept on file. Prices start at £75+VAT

Check in

An interim inspections is carried out periodically.  The report will detail the condition of the property,  maintenance issues reported by the tenants, meter readings  and C02  and smoke alarm checks (if accessible).  Paperless report with 360º virtual view and images is provided. Prices start from £80+VAT

Rights To Rent Checks (remote)

Offering a 360º  virtual view inventory with images and a paperless detailed report for furnished, part-furnished and unfurnished properties and rooms.  Meter readings, smoke alarm(s) and C02 alarm(s) will be tested (if accessible) Prices start from £90+VAT.

Inventory

An excellent way to show potential buyers or tenants the layout of your property prior to physical viewings.  Prices start from £40+VAT

Floor planning

We assign qualified contractors to carry out checks, reports and any actions that need to be addressed. Prices for EPC start from £60+VAT and EICR start from £170+VAT
